In 1979, the Surreywood Land Corporation assigned governance of eleven (11) sets of covenants to the Surreywood Civic Association by a recorded Deed of Conveyance. Unfortunately, the official document carried a spelling error – Surreywood was written as Surrywood, leaving out the “e” before the “y”. The covenants were written to “run with the land” for thirty years.
The Surreywood Civic Association filed a recorded extension for the eleven (11) sets of restrictive covenants in 1995, three years before they would begin to expire, and corrected the misspelling of Surreywood. All covenants are extended and in force until 2025.
Each lot or property located in the sub-divisions of Surreywood and Surreywood North, both now commonly referred to as “Surreywood” is bound by a specific set of Restrictive Covenants. Our Restrictive Covenants may not be used or applied interchangeably. Surreywood home purchasers should have a copy of the covenants attached to their deeds.

SCA Architectural Review Committee
The covenants for all sections of Surreywood require review and approval of plans for building additions to the main house or lot, including porches, patios, hot tub enclosures, decks, garages, garden tool sheds, walls, and fences. The SCA Architectural Review Committee does this approval process. Applicants receive a written approval/denial letter. File a copy of this approval letter with your important house papers. No construction may take place until you receive an approval letter.

While the Surreywood Civic Association will ensure compliance with your covenants, you will still need to apply for appropriate permits and ensure construction meets County code and easements
